Eric purchased this dutch colonial during a period of life in which most don't consider investing in real estate.   As the economy was recovering from the '08 collapse, government stimulus packages, historically low cost of borrowing, was easing the tension and complacency that rested in the minds of most americans.

While many attend triple rock shows, bike from coffee shop to happy hour, the typical mid 20's creative isn't dialing up mortgage planners and real estate brokers.   Eric was spurred by the savvy mind of his mother, "she pressed me to make the play, while conditions were ripe." Eric bought 1909 dutch colonial in 2014, at the age of 25!  I recall my mindset at this age, and it wasn't committing to thirty year fixed notes on project homes!

Upon closing he immediately secured some quality comrades as trustworthy roommates.  Eric is a film prodigy, consistently pressing along to become something notable in the world of cinematography.

The camera life requires consistent travel to the coasts, running his single family as a roommate investment model allowed him to offset his housing expense, while having the peace of mind of stewards occupying his classic during his jet-setting.

Eric did an outstanding job of conditioning his classic.  We met in late June and laid out our cosmetic plan for preparing his property to perform at its peak for his bottom line.  We prescribed a radiator revival, subway tile backsplash, and several period lighting updates on the main floor.

The dining room and overall entertaining flow of this home is BANGING!   An offset media room to the back of the foundation allows for formal cocktail and banter throughout the most generous portions of the main floor.

This angle, while its a common "real estate" photo angle, depicts the unique main floor layout, which while its cozy and understated from a size perspective, created a Kingfield social club for Eric, as vinyl spins, cocktails poured, and lounging happened from pre to post evenings!

The use of white space in a classic home, is always under appreciated when paint selection is happening.  We commend Eric for his emphasis on art, lighting, and the craftsman character that his space was gifted in 1909, this mood really allows all of those elements to come forefront.

These sconces!   The previous owner ditched the original bar lighting for some Menards end-cap disaster.   Our lighting restoration contact supplied these lovingly restored sconces to return the swagger to this 1909 bar.
