Laura, Kyle & TME Contracting are in process on an impeccable restoration in Northeast. We stopped in to monitor their progress. As you can see from the visuals, they are stopping at nothing in their restoration and as a result, the nicest rental bungalow is set to be available for lease this coming February. Todd is a carpentry legend, passing on his skills and tricks of the trade to Kyle, who is picking up the game quite quickly. They have replaced all the windows with Renewal by Anderson, a level rarely seen in the rental world, setting the tone for the interior. Kyle applies Vulkem poly caulking to complete the front window installation, a very Minnesota scene to see window installation in mid December! Enter Kyle & Laura, who have the hammer down from 8am to 10pm daily until they depart for Indonesia, Jan 20th. They live to travel, as they spend their winters abroad in third world adventures. The #duplexmanifesto is appealing to them as it provides greater reach for their travel goals by eliminating the overhead of a rental property while they are away. They are also planning on paying this duplex off within 15 years, giving them passive income to support the causes that drive them. The open concept is achieved while maintaining the architectural integrity of the home's original archways. This results in an open modern space, with flowing formal dining room, cook's euro style kitchen and cozy living space. Laura is stripping the millwork in Polk, board by board. It will result in the purest level of bungalow restoration in all of Northeast. The kitchen will feature the luxury European brands, Liebherr & Bertazzoni. The original fir subfloor in the kitchen will be revived with water based traffic finish, offering a light farmhouse chic. The detail and love shown in this restoration is rarely completed by any investor. The original bank of cabinetry was hand stripped and sanded for restoration purposes as well as to blend in with the modern portions of the new kitchen. Preserving the original farm sinks are Laura's passion, as she frequently exclaims "the most functional sink ever made!" This will nestle nicely into the design and depict the true character of the space once the modern surroundings of this high end kitchen are completed. The open floorplan was created using the exact original architectural dimensions. This is the look of exhaustion and quest to completion, often times in renovation projects of this size, ignorance is bliss. Diving in and getting things handled task by task is the best approach, a day at a time!
Laura's detailed persona is evident in the degree of her woodwork, commercial grade strippers, belt sanding, finish sanding, and eventual complete refinishing of all the units woodwork. A task like this is not appreciated or understood until its experienced! Going to this level of detail within any home project, creates a personal bond with space that typically evolves into the emotion of considering the home a part of the family.
All new plumbing in the main floor bath is completed as marble tile awaits. Bath will be finished in classic marble subway tile.
Radiators have been stripped as well to show a shabby chic vibe, a gloss paint is to be installed pending color selection.
